Hey,
any recommendations for DELL/IBM/LENOVO/HP rack-mount servers 12 bays 3.5"
that is compatible with FreeNAS
I didn't find any mention of this here ...

The Hardware Recommendations Guide has pretty much all the information you need to determine if a specific pre-built server is appropriate for FreeNAS.

The Dell C2100 has been rather highly recommended here in the not-too-distant past. Twelve bays, 2U, dual Xeons, and pretty inexpensive (under US$400, IIRC). Technology is a few generations old, though, so won't be very energy-efficient. Some of the more recent posts in that thread suggest that the Dell R720xd might be a more recent, but comparable, choice.

do you think it'll work as r720xd

The only Dell gear I'm really familiar with is my C6100 server and my 5524 switch, so I couldn't say from any experience. The specs look fine, but be sure it uses either an HBA, or a RAID card that can be configured in IT mode.

R730xd comes with PowerEdge RAID Controller (PERC) H730
the manual says it support non-RAID mode (pass-through) for applications managing storage independently
does it mean that i can see and own the disks directly?

I dig further at FreeNAS Git Repository and came up with ...
"The mrsas(4) driver is loaded by default for the Dell PERC H330, Dell PERC H730, and other controllers which are supported by both the mrsas(4) and mfi(4) drivers."

is that Good To Go ??...
